1. 1Water off at the main. Valve box near the front property line, or the exterior wall closest to the street. Clockwise until it stops.
2. 2Electricity off to affected areas. At the breaker, and never while standing in water. If the panel is in the wet area, call an electrician or the utility.
3. 3Get contents off the floor. Cardboard boxes, electronics, anything with a fabric base. Cardboard wicks water outward across a slab remarkably fast.
4. 4Pull up what you can. Area rugs out, furniture legs on foil or blocks, closet floors emptied.
5. 5Document before you clean. Photos and video, wide and close, including water lines on baseboards and the contents affected. Timestamps matter to adjusters.
6. 6Start air moving if it is safe — fans and open interior doors. Do not run the AC if water may have reached ductwork in the slab.

A lot of flood calls start with 'there is water everywhere and I have no idea where it is coming from.' Our sequence:

• Meter isolation. With everything off, does the meter move? That tells us pressurized supply versus drain or storm water — a fundamental fork in the road.
• Hot versus cold isolation. Shutting the water heater inlet and re-testing narrows the search dramatically.
• Moisture mapping. A pinless moisture meter across walls, baseboards and flooring maps the wet area and points back toward the source.
• Thermal imaging. Temperature differentials reveal water behind drywall and under tile without opening anything.
• Acoustic listening. For pressurized leaks under a slab or inside a wall, ground microphones pinpoint the escape point.
• Targeted inspection openings. When we do have to open drywall, we open the smallest area the diagnosis supports — not an exploratory demolition.

During monsoon season we get called to a lot of flooded garages, and roughly half of them turn out to be storm water entering under the garage door rather than a plumbing failure.
